How many staff do SPM staff?

We currently employ 40 staff members.

How many developments do you manage?

We currently manage a portfolio of 100 developments consisting of 14,000 units in total.

What types of developments do you manage?

All types. Every conceivable shape, size or combination. Everything from a development of 10 units to a development of 1,000. Our developments include mixtures of apartments and houses and buildings with retail units.

What selection criteria do you use for contractors for developments?

Known performance and client recommendations. References are taken as part of the pre-start negotiations. 

Does the proximity of your offices to our site affect the service we will receive?

No, because each Property Manager visits their development on a regular basis. When they are not in the office our Property Administrators will deal with maintenance and non-strategic matters whilst the Property Manager is out and about.

How often do you visit the blocks you manage (for example, to check whether contractors are fulfilling their obligations)?

The number of times we carry out routine inspections largely depends on the size of the estate and complexity of equipment installed. Additional visits would occur for emergencies or during major works contracts.

What length of notice period do you require?

3 months to terminate an agreement. 1 month to set up a new site.

What about resources?

Because we specialise in block management, we believe that our set up is second to none. Dealing with residential service charges is extremely difficult compared to commercial management; transparency and accountability are crucial and many agents simply do not have the resources available up to deal with the problems that are thrown up on a daily basis. We have developed and evolved our system over the last fifteen years to try and provide the best possible service. We use specialised software and to ensure that we can administer our service charges accurately and that information is always readily to hand. We have people that deal specifically with credit control and debt collection. Our staff are experienced in service charge administration, both from a financial and technical nature and our status as one of Irelands leading Property Management Companies gives us an additional standing over and above many other managing agents.

We can respond quickly to problems, and because our service is heavily customer focused, it also means that we can provide a much more personal service.
